Connect Hospitable
Authorize NightKeeper from your Hospitable account (Host plan or above). Your properties, bookings and house details come in, and you can change anything.

Add your people and your limit
Your plumber, electrician, handyman and cleaner in calling order, a local contact, your spending limit, and where the water shut-off is.

The refund demand
Every call and message is logged with a transcript and a short summary. A complaint during a stay is flagged to you while the guest is still there. A low review comes with a drafted reply to edit; nothing is posted without your OK.
The cleaner who didn’t get the memo
For every new, changed or cancelled booking, your cleaner is told the turnover window and asked to confirm. No confirmation a day before check-in, and you hear about it.
Fees on top of fees
Airbnb’s host fee is now 15.5% for most hosts, and a full-service manager often takes around 20% on top.1 NightKeeper is 6% of your payout, at least $99 and at most $299 per property per month, plus applicable sales tax.
The 11:48 p.m. question
Guests get answers from your house manual once they’re matched to their booking. If it isn’t in your manual, NightKeeper says it will ask you, and doesn’t guess. It never reads out a door code.
What NightKeeper doesn’t do: it doesn’t list your property, take bookings, set prices, touch booking money or pay vendors. Your vendors bill you directly.

Each plus applicable sales tax. Payout means what Airbnb or VRBO actually pays you, after their fees and taxes. Bookings count in the month they check in. No other fees; cancel any time.
Hospitable is billed separately, by Hospitable. Their Host plan is $29 a month for one property, plus $10 for a second, and covers up to 2 properties; Professional starts at $59 a month (Hospitable’s prices, checked 2026-10-03).
